Marketing Your HomeWhen placing your home on the market and choosing a realtor to represent you, one of the more important factors to consider is the realtors’ marketing strategy. All realtors are (or should) be linked to ARMLS (Arizona Regional Multiple Listing Service). This is the website by which all Arizona realtors list and search for homes, land and commercial property. This is an invaluable marketing tool. Homes for sale that are not listed on this website have an incredible disadvantage in the selling market. Placing an outdoor realtors sign and post with personalized flyers, lockbox and business cards are routine. We have several styles of flyers available in which to choose. Most realtors, as do we, will advertise an “Open House” in the Arizona Republic. This is an opportunity for our team to show off your property. It is important to have the realtor available during the open house to answer questions, show the desirable details of the home, and make a list of all those who attended the open house. We then contact those potential homebuyers a few days later and inquire about what they did and didn’t like about the property. This technique allows us to address consistent feedback about an undesirable quality and make the necessary changes if possible. We find that the changes needed are often very minute. We then call the potential homebuyers and inform them of the change and ask them to revisit the property. This technique has worked quite often. We find that many homebuyers are unable to visualize the change themselves. We have also placed listed homes online and in the newspaper of neighboring states. Californians in particular are interested in the Arizona real estate market. Many Californians will purchase an Arizona home before they transfer or they may purchase the home as a rental investment while they continue to live in California. Any experienced realtor will have a personal list of investors and other realtors that he or she has worked with in the past. We often email our clientele’s listing to our directory of investors. We frequently receive positive results using this method as well. As I had mentioned in the “About Us” portion of my website, I have personally invested in land, new built custom homes, rental properties as well as a few of my own homes. As a consumer, I have personal insight as to what is important to a buyer.
